To do this, I’ll use the tidytext and udpipe text mining packages in R on a data set of 250k listings in the US from April 2020. Data was sourced from Inside Airbnb, an activist project with the objective to provide data that quantifies the impact of short-term rentals on housing and residential communities

Most common adjectives in Airbnb listing names
Text mining can also be used to look at the most commonly used adjectives in Airbnb listing names to give hosts ideas for descriptions. Below we’ll look at the adjectives with the highest counts from the text mining analysis and manually filter out some results. First, we’ll remove words that appear as default property type on the Airbnb platform. As an example, private room is a default property type, so “private” was removed. Next, words indicating location were removed. Specifically, this included downtown, north, south, east, west, and close. This was done as these words are a function of location rather than deliberately descriptive. Finally, the list was trimmed down to the top 15 and expressed as a percentage of the total listings. The results were as follows.
To illustrate the word cozy appears in 6.7% of all listings analyzed. To put that into perspective, someone searching for a place on Airbnb will see about 1 out of every 15 listings described as cozy. The word modern appears in about 1 out of every 21 listings and so on. You can imagine seeing the same words to describe a space over and over can cause them to lose some of their impact.

Next, we’ll plot out the top adjectives against average nightly price. Price is determined by many factors and can fluctuate overtime – this analysis looks at a snapshot of listings as at April 2020. Having said that, we can still draw some general conclusions by looking at how listings compare relatively.
Here we can see words emphasizing quality like amazing and perfect appear in high priced listings. The same goes for words associated with aesthetic like modern and historic. On the lower end are words that affectionately describe smaller spaces such as cozy and comfy.
It’s important to remember this analysis is just meant to show the relationship between how a listing is priced and how it’s described. It’s not meant to give hosts ideas on how to describe their listing. For example, using the word historic doesn’t mean you’ll be able to increase the listing price. Above all else, accuracy is very important to a guests overall experience. It’s better to describe a space accurately than use a word found here.
Most common adjectives vs ratings
We can also plot out the top adjectives against average ratings. Doing so produced interesting results. Given the average airbnb rating is 4.73, listings using any of these adjectives generally receive average to above average ratings. The adjectives receiving the highest average reviews were (as with price) the ones associated to aesthetic. Assuming these adjectives have been used to accurately describe a listing, this could speak to the importance of aesthetic to the overall guest experience.

Finally, just to see what it looks like, we can plot all of the above on the same graph. The graph below shows reviews on the x-axis and price on the y-axis. The colour of the bubble indicates how many listings in the data set of 250k contained the word. Doing this further illustrates what we saw in the other two charts. Listings described as historic or modern are on average high-priced and receive high ratings. The term amazing appears in the highest priced listings (on average) but receives below average reviews. Listings described cozy and comfy receive average reviews and are the most affordable.
